The first step towards an eviction or dispossessory action is to send a Notice of Default. This is an important step; Do Not Skip It!
A NOD can be sent for nonpayment of rent or a violation of the lease terms.
The NOD is a letter stating that the tenant is in default of the lease, explaining why, specifying what he must do to cure the default, and setting a reasonable time limit for compliance.
